Campbell River council approves 28-unit townhouse development on Dogwood

CAMPBELL RIVER, B.C. – A new townhouse development is taking shape near downtown Campbell River.

At its Feb. 11 meeting, Council approved a major development permit application for a proposed 28-unit townhouse development at 525 Dogwood Street South.

“Phase 2 was approved,” mayor Andy Adams told the MyCampbellRiverNow.com newsroom.

Adams said the development is consistent with both the zoning and the official sustainable community plan, and was therefore endorsed by council to proceed.

He added that the neighbourhood continues to grow. “There have been a number of developments in that area, and it is our understanding that staff (is) looking at even more coming down the pipe, and so the next step is for staff to continue to work with those proponents, and prepare a staff report and put it on the agenda for a future meeting for council’s consideration.”

However, according to a report from the Campbell River Mirror, some council members worried about the volume of traffic and how much density that the development will bring to the area.

As part of the overall development, staff has received and is reviewing a traffic impact study, which contemplates full build-out of the site.

Adams said that with each new development in the city, density and traffic is taken into consideration.

“Anytime we’re looking at any development, part of the planning and development’s land use staff will look at the impacts on what the density will provide the neighbourhood and what the impact would be on traffic and flow, and egress,” he said.

Phase 1 of this project, a seventy-unit apartment building, was approved by Council in July of 2017.

The city’s development services planner Kevin Brooks noted that staff is in ongoing discussions with the proponent to confirm pedestrian connectivity throughout the future phases of the development.
