Future grocery store eyed for Jubilee Heights

A sizable development is coming to the Jubilee Heights neighbourhood.

Earlier this month, city council rescinded its previous resolution on the Jubilee Heights neighbourhood plan amendment. 

Once the proposed amendment has been approved by the provincial Ministry of Transportation and Infrastructure, council will look at adopting a zoning amendment.

The amendment would:

  • add duplexes as another use in existing residential zones; 
  • revise the zoning map to align to new lot boundaries; and 
  • permit a maximum grocery store size of 3,200 square metres.

Council gave the zoning bylaw third reading which would help pave the way for a potential grocery store on that land.

Development services manager Kevin Brooks said there is no defined grocery store earmarked for the area.

“Right now, the actual developer, all they’re doing is trying to set up what they can build for commercial development in that area so they can begin the design,” Brooks said. 

“But my understanding at this stage (is), they don’t have a particular grocery store in mind for the space at this time.”

Brooks added that the development will come in three phases on the land near the corner of Jubilee Parkway and Dogwood Street.

“Right across from Dogwood and Alder (Street) you’ll see some houses being constructed now. That’s Phase 1 and 2 of the overall development. The development also has commercial phases and further residential phases as part of the project, and it’s known as Jubilee Heights,” Brooks explained. “It’s a comprehensive community that was designed back in 2005 and integrated into the official community plan, and we’re just now starting to see that come through to fruition now.”

In terms of overall timeline, Brooks said it comes down to the market and how the developers plan to proceed.
