New downtown zoning aims to reduce crime, increase commerce and livability

Campbell River council this week got a first look at proposed changes to make the downtown better for shoppers, businesses, families, and community events.

Director of Community Planning Andy Gaylor presented the changes to council, pointing out the city’s efforts to revitalize the downtown are already starting to pay off.

“We’re seeing some new development applications being proposed, completion of the city’s micro-market, growing success of CR Live Streets and an expanded community safety presence downtown,” he said. “We want to continue an environment where we are encouraging private sector investment and redevelopment in the downtown core, as well as creating a pedestrian-oriented key gathering place for the community, as envisioned in city policy.”

Council is considering zoning changes which would prohibit uses including supervised consumption sites and social care facilities, escort services, massage parlours, motels, gas stations and vehicle sales in existing commercial zones in the downtown core, east of Dogwood Street.

Existing businesses that would be affected will still be permitted to continue operating. Gaylor said if they are vacant for more than six months, or if the building is taken down, the legal non-conforming status will no longer apply.

There’s a public hearing on the proposed changes on Wednesday, November 20, 2024, at 6 pm at city hall.
