Prices see little movement as Vancouver Island real estate turns to buyers’ market

The Vancouver Island Real Estate Board recorded 13 per cent fewer home sales in September than a year earlier, while benchmark prices remained relatively stable.

VIREB chief executive officer Jason Yochim said the region has moved into a buyer’s market, with more properties to choose from and homes that are not competitively priced taking longer to sell.

“Our housing market has weathered a lot of economic uncertainty over the past year, but we’re beginning to see those challenges have a greater influence on buyer confidence,” Yochim said. “Buyers are taking their time and looking for the right property at the right price.”

The board recorded 562 sales across all property types in September, with 4,457 active listings. Listings were up four per cent from September 2025.

There were 279 single-family homes sold, excluding acreage and waterfront properties, down eight per cent from a year earlier and six per cent from August.

Condo apartment sales totalled 55, down seven per cent from September 2025 and 21 per cent from August.

The benchmark price for a single-family home was $777,300 in September, down one per cent from a year earlier. The benchmark price for a condo apartment was $401,700, down four per cent.
